Basement Waterproofing for Extreme Water Ingress Case Study

NEW BUILD BASEMENT IN EXISTING PROPERTY

Newton Systems are used to combat extreme water ingress

HISTORY

This lovely turn of the century property in the idyllic countryside location of Lingfield has undergone a significant renovation programme including the full underpinning of the existing property to create a expansive basement living area. During the construction the existing footings were exposed and a full underpinning schedule was initiated during this period (summertime) no evidence of water was present and the concrete placement and slab construction was performed within a timely manner. However, after a prolonged period of rainfall the surrounding areas reached saturation and the property was subjected to extreme hydrostatic pressure which in turn resulted in over 20,000 litres of water entering the property overnight. The source of the water ingress was through the drypack construction joints between the existing brickwork footings and the underpin. With the situation looking desperate, the design and build contractor called in Newton Specialist Basement Contractor Gulliver Timber Treatments to provide a fully guaranteed basement waterproofing solution.

METHODOLOGY

With such extreme amounts of water entering the through the pins, the flow of water needed to be slowed down significantly in order to put in a maintainable and guaranteed basement waterproofing system into the construction. Gulliver Timber Treatments in conjunction with Newton visited site on various occasions and put together a combination of Newton prod ucts into the specification to deal with the problem. Initially the flow was impeded using Newton 102 WaterPlug, a fast acting cementitious problem which cures within 40 seconds of contact with water. The Newton 102 once applied to a 300mm band each side of the underpins was then followed by two coats of Newton 1O1F flexible cementitious slurry to support and stop as much water as possible. Once the Newton 100 System products were applied then the full Newton System 500 internal drained cavity system was installed. This included Newton 508 wall membrane curtain hung down the earth retaining walls terminating into the Newton Basedrain.

BENEFITS
The design and installation of the Newton Systems by NSBC Gulliver Timber Treatments provided the client a completely waterproof basement in extremely difficult circumstances in a timely and cost effective manner. The amount of water entering the property was staggering and the client was contemplating using expensive ground injection techniques even at one point digging away the external ground and dewatering the site. The Newton System negated any messy and expensive external excavation and dealt with the problem completely. The client was delighted with the results and the basement is now being utilised for Grade 3 habitable accommodation in accordance with BS8102:2009
